Real Estate

With transactional experience in all asset classes, The Cabrio Group invests debt and equity in quality commercial real estate. Our investment philosophy focuses on asset and geographic diversification, preservation of capital, mitigation of risk and strong returns. The Cabrio Group invests in real estate as both the sole member and on behalf of privately capitalized syndications. By maintaining investment discipline we maintain the integrity of our core strategies. Finding quality opportunity in real estate requires this discipline and the understanding that most “deals” are better off left to someone else.

Diversification

We create asset diversification by pursuing both value added and stabilized real estate investments. We can create a tremendous amount of value through rehabilitation, repositioning and development. We simultaneously add stabilized assets to our portfolio to mitigate the inherent risk that comes with value added projects. And while our base of operation is in the Midwest, we can provide geographic and economic diversification for our investors by utilizing local relationships in markets where we do not have an operational position.

Mitigating Risk

Any investment has an element of risk. While income generating real estate is generally a very stable investment, there is always risk. The Cabrio Group provides realistic return expectations for our partners and avoids the temptation of risky deals. Through our network of banking and finance relationships we leverage our investments with non-recourse debt that is collateralized by assets, not personal guarantees. Our capital is invested in real estate when the strength of the asset speaks for itself.

Investment Return

Experience, market knowledge, analysis and meticulous property management create strong returns; real estate is only the mechanism with which we work. The effort begins long before a deal is closed; return on our investment is only the result. In many instances, the investment of time, only to realize the deal is not appropriate for our partners, is our best "return" on investment. Real estate gives us many advantages to creating a return on our investment. Value added opportunity, escalating rents, price appreciation and capital depreciation for tax benefit are just some of the reasons to invest in real estate.

An income stabilized investment provides stable cash returns, depreciation and principal reduction with a lower risk profile.
